    Since 1989, Mr. Durnil has been a leader, mentor and instructor in the real estate and accelerated marketing industry. Ed started in the business immediately after graduating from the University of Kentucky and over the past two and one-half decades he has established a reputation in the brokerage and financial community of reasonable fairness and sound business dealings with a vast array of institutional, legal and private clientele.

    Having conducted over 3,000 real estate auction events with a success ratio of in excess of 90%, Tranzon Asset Advisors has been a preferred service provider to numerous clients and institutions. These organizations include various United States Bankruptcy Courts, General Electric Capital Business Real Estate, Textron Financial Corp., Zion’s First National Bank, CW Capital Asset Management, Busey Bank, US Bank, Branch Banking and Trust (BB&T), Compass Bank, Midland Loan Servicing, US Small Business Administration, FDIC, Centerline Capital, Commercial Development Corp, SBA-CDC/PPL Lenders, numerous Superior and Circuit courts in KY/TN/IN/UT/OH/MI/MS, Chase Bank and numerous other financial, legal and workout firms utilize Tranzon Asset Advisor’s services for their real estate disposition, asset evaluation and advisory needs.

    Mr. Durnil and Tranzon Asset Advisors have been approved by U.S. Trustee offices to conduct bankruptcy auction events and undertake brokerage activities in the following jurisdictions: Western Dist of KY, Northern Dist of OH, Southern District of OH, Southern Dist of IN, Eastern Dist of KY, Southern Dist of MS, Western Dist of TN, Southern Dist of IL, Dist of CO, Central Dist of CA, Middle Dist of TN, and the 10th Circuit (all bankruptcy courts in the Northwestern United States), he can, if requested, obtain full bonding in any other district or jurisdiction. Further, Mr. Durnil has presented expert testimony and position papers in numerous cases regarding valuation, sale and auction procedures, transactional & financial fraud along with land disputes.

    Mr. Durnil resides in Elizabethtown, KY, just south of Louisville, with his wife Barbara; they have one son, Jordan, who is involved with Tranzon Asset Advisors and heads up the Chapter 7 Bankruptcy practice area for Tranzon Asset Advisors. Mr. Durnil has a lifelong commitment to helping with the local schools and youth athletics and is an avid world traveler, having been to over 25 countries and all 50 states. His interests include photography, reading and history with an emphasis on the American Civil War and European history. He has been an instructor and panelist for multiple state and national organizations that include Tranzon, LLC, Kentucky Auctioneer’s Association, Mortgage Bankers Association, American Bankruptcy Institute, Debt Restructuring Society and several Realtor associations.

  • Jordan Conlee, CAI, AARE

    Jordan Conlee is currently a Vice President with Tranzon Asset Advisors at their corporate offices located in Elizabethtown, KY. He is a 2010 graduate of The University of Louisville where he earned his B.S.B.A with concentrations in Finance and Marketing. Jordan is a second generation auctioneer who grew up working in and around the auction industry learning the trade from his father and longtime colleague Ed Durnil, CAI, CES, AMM.

    Mr. Conlee has over 10 years of experience as a licensed Sales Associate and Auctioneer, during which time he has taken part in over 200 accelerated auction sales of real estate. In his years with Tranzon, Jordan has worked closely with numerous Chapter 7 trustees and Chapter 11 debtors in a variety of jurisdictions within the United States Bankruptcy Court. His role has consisted of assisting the client and counsel in the timely and orderly liquidation of real estate assets of the respective bankruptcy estates.

    Further, Jordan has overseen the sale of assets for lenders and individuals ranging from investment grade residential to high value
    commercial real estate and land. These transactions have allowed him to become well-versed and highly knowledgeable in coordinating and structuring complex consensual sales within the bankruptcy court that involve the cooperation of debtors, creditors, and their counsel, in order to execute a successful accelerated auction marketing campaign that achieves the ultimate goal of maximizing exposure, value and recovery for the interested parties.

    As noted previously, Jordan has extensive experience in assisting financial institutions with overseeing the promotion and liquidation of their real estate assets in all stages of the foreclosure process. Whether it is pre-foreclosure involving a workout between the lending institution and the delinquent borrower, a borrower in bankruptcy wishing to prevent foreclosure by liquidating through the courts, promoting and conducting the auction of an asset at Master Commissioner, Sheriff or Trustee Sale, or simply liquidating assets already held in REO Mr. Conlee’s experience and work ethic can assist in structuring a winning sale strategy to achieve the goals of the respective parties.

    Jordan currently resides in Elizabethtown, KY with his wife Katie and three children, Rylee, Emma and Madelin. He is active in local sports and is a member of the National Auctioneer’s Association.

  • Steve Cooney, CAI

    Steve is originally a native of Chicago, Illinois and originally joined Tranzon Asset Advisors in June 2003 after owning a successful insurance adjusting company.

    Previous employment included a successful and decorated military career through most of the 1970’s and 1980’s. After his military experience ended he worked for a large healthcare subrogation company where he rapidly advanced to a management position, in which he supervised and directed customer service activities for the company. His vast experience in the insurance industry led him to a successful tenure with a national adjusting company before finally opening his own firm in the mid 1990’s.

    Steve’s military career took him to Korea, Japan, Europe and Honduras for several successful tours of duty, in addition to several stateside assignments including 4 years with the Presidential Honor Guard, who recently participated in the honoring and funeral of former President Ronald Reagan. Steve’s exemplary service has been recognized with some of the highest peacetime awards from his country.

    Steve completed the three year process of Certified Auctioneers Institute (CAI) training, which is offered through the University of Indiana in conjunction with the National Auctioneers Association Education Institute. He has been awarded the designation of CAI which is considered the most prestigious designation offered to auctioneers. He is a licensed auctioneer in Kentucky, North Carolina and South Carolina. He also holds real estate licenses in Kentucky and North Carolina.

    Steve currently serves as the Chairman of the Deconate at Westfield Baptist Church in Dunn. He also sits on a number of committees for the church.

    Steve resides in Dunn, North Carolina with his wife Vicky who is a remote loan underwriter after having been a successful community banker for over 30 years. Steve’s recreational time is spent mainly at the beach in North Carolina or on the golf course; he is an avid golfer and sports fan. Steve and Vicky have one son, Steven II, who is currently serving in the United States Navy. Steve and Vicky have three grandsons – Landon, Collin, and Cohen.

  • Barbara Durnil

    Barbara worked as Chief of Operations for a major healthcare system for 10 years. She has also worked in multiple major healthcare systems as a Director of Nursing (Registered Rehabilitation Nurse CRRN) for 25 years where she was also utilized as a consultant to the entire healthcare system. She has been involved in healthcare property acquisitions as well as renovations and construction of a new hospital.

    During her tenure as a Chief Operating Officer Barbara served on numerous healthcare boards and state medical organizations both as a member and officer. She was also responsible for the acquisition of a certification to provide continuing education to physicians.

    She has been a realtor and auctioneer since 1997 and holds a real estate broker and auctioneer licenses in Kentucky. She is responsible for operations and office management at Tranzon Asset Advisors.

    Barbara received her nursing degree from Kaskaskia College, a BA from Lincoln Christian University, an MA from Lexington Theological Seminary majoring in counseling as well as studies at the University of Kentucky. Barbara is married to Ed Durnil and they have one son, Jordan.

  • Tammy Greenwell

    Tammy Greenwell, a senior Customer Service Representative, joined Tranzon Asset Advisors in October 2003. Since that time she has consistently increased her responsibilities and duties for the company.
    Tammy is the marketing coordinator, handles PIP layout and oversees many of the general aspects of the award winning advertising campaigns that Tranzon Asset Advisors conducts. She is responsible for marketing budgets, placement of properties to websites, researching due diligence for real estate, and general marketing/advertising oversight.
    Tammy’s background is in customer service, data management and marketing services. Ms. Greenwell attended the Elizabethtown Community College and currently resides in Elizabethtown, Ky. with her husband.



  • Vance Luksetich

    Vance got to know several key Tranzon people when they were in St. Louis to auction 22 convenience stores. He enjoyed the auction process and over the next couple years successfully tag teamed with them on several projects. He has been dedicated full time to the commercial real estate and accelerated marketing process since 2003 as Executive Vice President of Tranzon Asset Advisors.

    The Des Moines, Iowa native served as a marketing consultant to Inland Marketing Services, Inc., where he performed site analyses, market/competitor evaluations, feasibility studies, demographic research and other related consulting for convenience store, truck stop, car wash and fast food operators seeking to expand by adding new locations, remodeling existing facilities or pursuing the “raise and rebuild” route.

    Much of Luksetich’s expertise in this area was acquired as general manager of Clinton County Oil Company, a post he held for more than a decade. There he coordinated the operations of nine company-owned and operated convenience stores with gasoline, as well as one Shell Express station and a Firestone Tire dealership.

    He oversaw remodeling and new construction projects, working with architects, zoning administrators, traffic specialists, equipment suppliers, construction foremen and store personnel to complete projects on time and within budget; managed tank system upgrades, removals, remediation activities and tank fund reimbursement as well as annual system compliance. Additionally, he was involved in the wholesale and retail marketing of Shell gasoline, diesel fuel and lubricants to convenience stores, service stations and commercial accounts.

    A Certified Public Accountant, he was engaged in investment analysis, contract negotiations, collections and managed the company’s banking and insurance needs.

    Before he entered the gas and convenience store business he actively worked as a CPA, in management for Miller, Cremers & Associates, P.C., CPA’s in Des Moines, Iowa and as a senior auditor for Wagner, Matthias & McGinn, P.C., CPA’s, also in Des Moines. Clients included corporations, manufacturers, grain cooperatives, non-profit agencies, as well as federal and state governmental departments.

    Luksetich holds a bachelor’s degree in business administration – accounting from the University of Iowa, in Iowa City. He is currently serving his 10th year on the board of directors of the Missouri Chapter of the Turnaround Management Association and is past president. He completed the Accredited Auctioneer of Real Estate (AARE) course provided by the National Auctioneer’s Association. He served for six years on the board of directors of the Illinois Petroleum Marketers Association; seven years as brand chairman for IL & MO Shell Oil Co. Jobbers and two years on Federated Insurance Co.’s Petroleum Marketers National Advisory Council.

    Active in the community, Luksetich also held a four-year board of directors appointment on the Breese Chamber of Commerce in Breese, IL; was on Clinton County Rehabilitation Services board of directors for five years and for more than a decade, was on the board of directors of the Breese Lions Club.

  • Kelly Toney, CAI

    Kelly Toney has over 25 years of experience in commercial and residential real estate. He is a licensed Texas Real Estate Auctioneer & Broker. His career began in field sales for an oilfield tool company and migrated to the auction industry, specializing in oilfield & construction equipment.

    After starting his own auction company in 1998, the focus began to shift to real estate and the company became an independent member of Tranzon, LLC specializing in the sale of commercial and residential real estate through live auctions for national banks, lenders and mortgage servicing companies.

    Kelly has conducted over 1,000 auctions of real and personal property totaling more than $100,000,000. He has sold multi-family, office & medical buildings, industrial properties, retail centers, hotels, ranches, undeveloped land, single family homes as well as performing & non-performing notes.

    His company was also one of three contractors for the FDIC to dispose of assets from failed financial institutions. Kelly, his wife and five boys are active members at The Met Baptist Church, and he is involved in several different ministries. He holds a BS in Agricultural Economics from Texas A&M University in College Station, TX.

    Jonathan Curl has over ten years’ experience in real estate investment, management and supporting property auction events. Serving in various capacities with our firm he has strengthened his knowledge base of accelerated property sales and is now licensed as a Kentucky apprentice Auctioneer and is endeavoring to obtain his real estate sales license in Kentucky.

    Mr. Curl’s extensive background and knowledge ranges the gambit from public service, commercial real estate preservation, mechanical contracting work to public display pyrotechnics and as a successful owner of a full service landscaping firm. Since 2015 he has organized, managed and operated multiple business enterprises in the Central Kentucky region with outstanding customer service being the benchmark of their thriving development.
