Auction Announced for Former Southside Technical Center Property in Lexington, KY

Tranzon Asset Advisors and Schrader Commercial Properties are pleased to announce that they have been engaged by the Fayette County Public Schools (FCPS) to sell the former Southside Technical Center property located at 1800 Harrodsburg Road, Lexington, KY. FCPS has declared the property to be surplus, and it will be offered for sale through a sealed bid auction process. The property consists of a 40,518+/- square-foot facility situated on approximately 4.83+/- acres with direct access off of three busy and highly visible roadways.
Southside Technical Center was originally constructed in 1976, serving thousands of students over its 49 years of service. The facility was retired in 2025 when FCPS centralized all technical education facilities to The Hub for Innovative Learning and Leadership at 100 Midland Avenue which opened in August 2025.
Bids are due on or before Tuesday May 5, 2026, to the brokerage firms, with scheduled inspections planned for April 21 and April 28, or by pre-scheduled appointment. The property is subject to sale prior to the auction under the same terms and conditions as any purchaser will be required to follow if purchased through the auction event. The FCPS Board has undertaken the required steps related for surplus declaration and sale approvals for the property at 1800 Harrodsburg Road. Tranzon and Schrader submitted a proposal via the RFP process to jointly market and sell the Southside Technical Center property. In January the FCPS Board of Education approved their contract and sale plan.
The auction sale will be conducted through submission of sealed bids (bidding forms and instructions are available to interested parties at: https://www.tranzon.com/taa2605), with a possible second round of bidding if closely competitive bids are received. A $50,000.00 bidding deposit is required with all bids in addition to bidders providing proof of ability to transact and close on their bid. Pre-auction offers will be considered under the same terms of the auction.
