David was a Realtor representing the homeowner of an executive bay-front home in Maine. The owner had moved a few years ago and after renting the property for 18 months was now ready to sell. The home’s configuration was unique, and finding a buyer with the vision would be formidable. Not to mention that COVID-19 had everyone second-guessing the market. Between these factors and the $45,000 annual tax bill, David recommended to his client that a dual listing and accelerated marketing approach was the best way to achieve the client’s goals. Tranzon partnered with Re/Max By the Bay to create a two-pronged marketing strategy. The home would be marketed with an auction date of June 18 while simultaneously being on the MLS for conventional offers. Tranzon’s marketing launched at the end of April advertising the auction and the opportunity to put in early offers and beat the gavel.
The dual strategy worked like a charm. A pre-sale offer for $1,525,000 was presented and accepted in mid-May, only two weeks into the marketing period. The sale closed two days before the scheduled auction date!
