Massive erosion of the bluff on which this home sits was a serious concern and the "as is", no recourse selling that only an auction can provide appealed to them. In 2005, at the height of the market, they paid $311,000 for it. Tranzon prepared them for the fact that the property would bring less money today, with the housing downturn and the erosion issue-- and the sellers understood and agreed to a lower reserve. They were grateful to sell it on auction day for $275,000.
