A Phase 1 Environmental Study has been conducted recently at the School with the report being available for downloading from Tranzon Auction Properties website. A Phase 1’s purpose is to identify the possibility of hazards, without testing, and is based on a visual inspection. There have been reports of "universal waste" on the property and, in environmental terms, this relates to paint cans and other building maintenance products. Understanding that the school could not sit empty without adequate care to prevent mildew, decay, etc., NTWH, over the last few years, consulted the National Park Service Technical Preservation Services and adopted the "National Park Service Standards of Mothballing Historic Buildings" http://www.nps.gov/tps/how-to-preserve/briefs/31-mothballing.htm. The steps taken at The Crosby to preserve its overall integrity included: weatherization, pipe draining and maintenance, pointing, humidistat and temperature controlled ventilation, pest control, roof maintenance, along with the implementation of a Maintenance and Monitoring Plan. The Maintenance Plan includes cleaning the building.
During the mothballing years, NTWH has had a dedicated caretaker who makes regular inspection visits and reports directly to the owners at regular intervals. NTWH also has the underground oil tanks inspected on an annual basis with a "passed" certificate on its most recent inspection.
At an Open House held at the Crosby (about a year ago) over 30 friends, neighbors, City representatives, and potential buyers toured the entire building before a wine and cheese reception in the refectory. The newspapers reported "immaculate conditions". NTWH and The Crosby has maintained its mothballing standards since that time.
