Clarksville is minutes from Boydton, home of the Microsoft data center, and just 2 minutes to the CoreWeave plant. Software engineers have rented rooms at Kinderton Manor. The local airport recently lengthened their runway to 4,007 feet to accommodate small and mid-sized jets and King Air turbo prop. Buggs Island lake/Kerr reservoir and Occoneechee State Park offer miles of waterfront coastline and wooded trails for boating, fishing, hiking, cycling and picnic spots. Brides and grooms can plan a full weekend of bachelor/bachelorette activities at Kinderton.

Kinderton Manor is a stunning Georgian mansion built in 1834 by renowned architect Jacob Holt, that offers an incredible opportunity for a B&B Inn, destination restaurant, or wedding/event venue. Originally built for Abram Watkins Venerable, who served in both the US and Confederate State Congresses, this historic estate is rich in charm and sophistication. It boasts 11 wood-burning fireplaces, French scenic Zuber wall murals, hand-carved double archways, and ornate mantels, and exudes elegance at every turn.

The manor includes a wide, grand entryway featuring a stunning staircase with an S-shaped handrail and guest powder room. The main level includes a parlor, dining room, library with rare chestnut paneling and carved moldings, kitchen and bedroom/bath suite. The hidden back staircase spirals from the basement all the way up to the widow’s walk, and there is a full basement apartment with 2 exterior entrances, kitchen, fireplace, open air potting porch and snooker room. This English basement with daylight windows would make a fabulous speakeasy, bourbon/cigar or wine pub.

Upstairs are 6 bedrooms, with fireplaces, and 4 full baths. There is a large, floored attic.

The grounds are equally breathtaking, 4+ acres overlooking the 5th hole of the Donald Ross-designed Kinderton Golf Course. Ancient oaks, magnolias, a pink crepe myrtle allee, and a sculpted garden fountain grace the property and will enhance outdoor events. There's plenty of room for tents, too! The guest cottage offers proven rental income, while the newly connected public sewer system (2023) enhances the property’s B&B potential.

Systems:
Deep well, public septic
NY boiler in basement - hot water radiant heat
Electric hot water heater
Basement area electric baseboard heat
Individual room AC units
NEW 5G fiber optic service at street
Electrical upgrade 2013 $40,000
Pex plumbing and fittings to keep pipes from freezing/bursting

Adding an elevator can easily be done by adding an attached, exterior shaft which can be covered with matching siding without hurting the asthetics or intruding on the interior floor plan.

About Kinderton Country Club (from their website):
Located in charming Clarksville, Virginia on Buggs Island Lake (also known as John H. Kerr Reservoir), Kinderton Country Club is a semi-private country club with a most challenging course that was featured in Virginia Golf and Triad Golf Magazines, and ranks first in a poll taken among the golfers in Southside Virginia. Additional club amenities include a pool and snack bar, mixed grill and bar, and pickleball. Kinderton’s golf course features rolling hills throughout the course with water in play on five holes. Trees line the fairways on all holes and judiciously placed bunkers guard the greens. Many of the greens are the traditional domed greens featured on other Donald Ross courses. However, the course is considered woman-friendly due to a minimal number of forced carries and our new gold tees. The fairways and rough are a bermudagrass mix and the greens feature MiniVerde ultradwarf bermudagrass. Warm to hot summers and mild to cool winters, make Kinderton Country Club ideal for year-round golf outings.

Occoneechee State Park - Named for Native Americans who lived in the area for hundreds of years, Occoneechee is on the John H. Kerr Reservoir, better known as Buggs Island Lake, and is popular with anglers and boaters. Facilities include cabins, campsites, an equestrian campground, picnic shelters, an amphitheater, a playground, boat ramps, and a private concession offering boat rentals and snacks. Occoneechee Marina offers a fuel dock and boat slips with water and electric service for annual rentals. Three slips are available for rent to overnight camping and cabin guests. The park also has 20 miles of trails for hiking, biking and horseback riding. The visitor center and museum introduce visitors to Native American history and the indigenous Occoneechee people.

Providing 24-hour access to Virginia’s largest lake, three boat ramps open the door to 48,000 acres of fishing, boating and aquatic recreation. Forty-eight campsites are available for tent and RV campers. Some sites are right on the shoreline, providing easy fishing and boating access.
