A 200 year old historic manorhouse, meticulously kept grounds, horse stables, pastureland, tillable acreage, river frontage, two ponds and recreation land, easily accessible from Richmond, Fredericksburg and Northern Virginia! Ideal for a personal or corporate retreat, outdoors getaway, wedding/events venue or bed and breakfast.

Last transferred 30 years ago, when the family of General Edwin Cox sold to George and Lynne Iverson, this unique property was once owned by Robert "King" Carter and other families such as the Rings and the Fauntleroys.

An avid gardener and philanthropist, Mrs. Iverson’s splendid handiwork is on display surrounding the c.1812 home, described in its National Register of Historic Places Nomination Form as a “dignified Georgian style Tidewater [Virginia] country house”. A working farm for decades, the nearly 400 acre* property boasts fenced pasturelands, +/-136 tillable acres, numerous garden sheds and out-buildings, farm storage barn, five stall horse barn (with room to expand) and a +/-4,600 s/f modern metal hay barn (not visible from the home). The Property also has significant frontage on the Mattaponi River. The horse barn includes a two-level apartment.

Holly Hill is on both the National Register of Historic Places and Virginia Landmarks register, and the entire property is protected by a Virginia Outdoors Foundation Conservation Easement, which, among other protective parameters, prevents any subdivision of the lands. The Home: Constructed by Samuel Griffin Fauntleroy, Holly Hill was added to the State and National Registers in 1973, during the ownership of General and Mrs. Edwin Cox. The farm tenant has been renting for around 10 years and would like to continue. Farm equipment in the metal hay barn belongs to the farm tenant and is NOT included in the auction.

While one should seek approval from King & Queen County and the Virginia Outdoors Foundation for any alternate property use, the deeded Conservation Easement permits construction of additional “farm buildings and structures” and up to four additional detached residential structures. These permitted-by-right improvements could potentially lend themselves to a B&B and weddings/events.
